Three things we hold ourselves to.
We close assignments and double closes as ordinary business. You won't have to explain the structure, defend it, or find out at the table that somebody isn't comfortable with it.
If the state, the underwriter or the lender won't allow the structure you asked for, we tell you while you can still do something about it. In writing, on the order.
Every stage is stamped. Documents land on the order. Notes from the desk sit on the same page. You shouldn't have to email anybody to find out where your file is.
Every order comes with a read-only link. Send it to the seller, the agent, your end buyer or a lender and they can check the stage themselves.
The link shows the stage and the estimated date. It doesn't show your contract, your documents, your fee, your purchase price, the parties, or anything the desk wrote on the file. Search engines are told not to index it.

Put the county on the order and we'll confirm coverage before we open the file. Asking is free, and nothing is billed until an order is opened and quoted. If we can't cover it, we'll say so rather than sit on it.
On an assignment we can issue a separate settlement statement to each side, so the seller sees his side and the end buyer sees hers. Whether that's available comes down to the state and the underwriter on your file. We'll tell you which applies before closing, not after.
Yes. Two settlements on the same property, each with its own statement. Whether the B-to-C money can fund the A-to-B depends on the state, the underwriter and any lender involved, so we confirm the funding structure on your file before the closing gets scheduled.
It depends on the county. Some return the record inside a week and some are slower, and a long deed chain or open judgments adds examiner time. We post an estimated delivery date as soon as the file is open, and if it moves, you'll see it move.
We quote the fee on the order before any work starts, and it shows on the order page from then on. Rates move with the state, the product and the purchase price, so any single number printed here would be wrong for somebody.
Every order has a read-only tracking link you can send to anyone. It shows the stage and the estimated date. It doesn't show your contract, your documents, your fee or your purchase price.
The address and the county. For a closing, the parties and the purchase price too. Upload the contract and we'll work from it. If we need anything else we'll ask on the order, where you can find it again.
